Another part of Lynn added listings, but sellers still had the edge
More homes came to market in parts of Lynn this summer. That is real. But more supply did not flip the balance. Sellers were still getting more than they asked, and most homes were going under contract in under three weeks. Here is what the numbers actually say, ZIP by ZIP, as of October 11, 2026.
ZIP 01904: More homes for sale, but buyers still competed hard
The Real Estate Data Aggregator counted 45 homes for sale in 01904 in the three months ending August 31, 2026. That is up 66.7% from the same months of 2025. On its own, that sounds like a big shift toward buyers.
It wasn't. The average sale still came in at 101.9% of list price, according to the Real Estate Data Aggregator. More than half of all homes, 56.8% of them, sold above asking. That share was actually up 10 points from a year before.
The Real Estate Data Aggregator also counted 74 homes sold in 01904, down 6.3% from a year before. Fewer closings, but the ones that happened closed strong. Supply went up, yet 52.9% of homes went under contract within two weeks of listing. Buyers had a little more to look at. They still had to move fast.
ZIP 01902: The most activity in Lynn this summer
01902 saw the biggest jump in sales. The Real Estate Data Aggregator counted 81 homes sold, up 39.7% from the same months of 2025. Pending sales were up 27.5%, to 88. New listings rose 14.8%, to 101.
Prices held up, too. The Real Estate Data Aggregator put the median sale price at $552,000, up 4.6% from a year before. The average sale came in at 100.6% of list. Half of all homes, 50.6%, sold above asking. Days on market actually fell by one day, to 26.
ZIP 01905: The tightest market of the three
01905 had the fewest homes for sale of the three main ZIPs. The Real Estate Data Aggregator counted 27, up just 3.8% from a year before. That kept competition sharp.
The median sale price was $680,000, up 13.3% from a year before, per the Real Estate Data Aggregator. The average sale hit 102.4% of list. Nearly two thirds of homes, 63.8%, sold above asking. More than half, 57.1%, went under contract within two weeks. Homes sat just 20 days on the market, the same as a year before.
ZIP 01901: A different story, small sample
01901 is a small slice of Lynn. The Real Estate Data Aggregator counted only 3 homes sold and 5 for sale in the three months ending August 31, 2026. With numbers that small, one sale can move everything. Take these figures as a direction, not a firm trend.
The average sale came in at 99.9% of list, the only ZIP in Lynn where homes did not, on average, clear asking price. None of the homes that sold went above list. Months of supply sat at 5.1, the highest in the city. Only 25% of homes went under contract within two weeks.
How Lynn compares across the three main ZIPs
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took price cuts in September 2026, the highest share since October 2022. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026.
Those are real pressures. But Lynn's numbers tell a different story. Price cuts are happening across the country. In 01904, 01902, and 01905, the average buyer was still paying over asking. Rates matter, and they are high. Buyers here were still competing despite them.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the previous month in July, seasonally adjusted. Lynn's median prices moved in the same direction, and in 01905, they moved faster.
- More listings in 01904 gave buyers a little more room.
- But across Lynn's three main ZIPs, sellers still got over asking, homes still moved in under four weeks, and supply stayed well below what a balanced market looks like.
- 01901 is the one ZIP where the dynamic was different, and the sample there is very small.
- One street can read very differently from the whole ZIP code.
