Beverly has more choices, but sellers still have leverage
More homes are on the market in Beverly than this time last year. That is the headline. But here is what the numbers actually say: buyers have more to look at, and sellers who price right are still winning. Those two things can both be true at once.
The Real Estate Data Aggregator counted 80 homes for sale in ZIP 01915 during the three months ending August 31, 2026. That is up 142.4% from the same three months in 2025. New listings rose 48.4% in the same period, to 141. More supply is real. But so is the demand behind it.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Beverly is not following that script. The Real Estate Data Aggregator shows that 65.5% of homes in ZIP 01915 sold above list price during those same three months. That share is actually up 4.3 points from a year before.
Prices are up, and so is activity
The Real Estate Data Aggregator put the median sale price in ZIP 01915 at $801,350 for the three months ending August 31, 2026. That is up 11.7% from the same period in 2025. For context, the Federal Housing Finance Agency reported that U.S. house prices rose just 2.6% from July 2025 to July 2026. Beverly is running well ahead of the national pace.
Sales volume is up too. The Real Estate Data Aggregator counted 116 homes sold in ZIP 01915 during those three months, up 18.4% from 2025. Pending sales reached 137, up 45.7%. Buyers are still moving.
Homes are moving fast, just not quite as fast
The median home went under contract in 21 days, according to the Real Estate Data Aggregator. That is 5 days longer than last year. And 59.9% of homes went under contract within two weeks of listing, down 3.9 points from 2025. Sellers still have speed on their side. But buyers have a little more breathing room than they did.
What rising rates mean for Beverly buyers
Rates are not helping buyers right now. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast an average 30-year fixed rate of 7.4% for the fourth quarter of 2026, and 7.5% for all of 2027. Higher rates push some buyers to the sidelines. That could ease competition a bit, but Beverly's 2.1 months of supply is still well below what most markets call balanced.
What this means for you
If you are a seller, more inventory means your home has more competition than it did a year ago. That is honest. But 65.5% of homes still sold above asking, and the sale-to-list ratio sits at 104.3%. Price it right from the start, and the data says you still have room to negotiate from strength.
If you are a buyer, you have more to choose from. Homes are taking a few more days to sell. You may have slightly more time to think. But 59.9% of homes still went under contract within two weeks. Being prepared still matters.
- Beverly's market, as of the three months ending August 31, 2026, has more inventory than last year.

- The market has shifted a little toward buyers, but sellers who price well are not giving ground.
