Beverly has more listings, but buyers are still moving fast
Here is the one thing that changes what you should do right now: inventory in Beverly nearly tripled compared with a year ago, but buyers did not slow down. The Real Estate Data Aggregator counted 80 homes for sale in ZIP 01915 for the three months ending August 31, 2026. That is up 142.4% from the same period in 2025. More supply usually means more room to negotiate. In Beverly right now, that is only half the story.
Even with all that new inventory, nearly two in three homes sold above list price. The Real Estate Data Aggregator put that share at 65.5%, up 4.3 points from a year before. Sellers, that tells you pricing still matters. Price it right and buyers compete. Price it high and you sit while your neighbors close.
What the numbers say for the three months ending August 31, 2026
Prices rose too. The Real Estate Data Aggregator put the median sale price at $801,350, up 11.7% from the same three months in 2025. For context, the Federal Housing Finance Agency reported that U.S. house prices rose just 2.4% from August 2025 to August 2026. Beverly is running well ahead of that national pace.
Buyers are not waiting around
Speed is still the story for buyers. The Real Estate Data Aggregator found that nearly 6 in 10 homes, specifically 59.9%, went under contract within two weeks of listing. That share is down 3.9 points from last year, so buyers do have a little more breathing room. But not much. The median home still sold in 21 days.
Pending sales also jumped. The Real Estate Data Aggregator counted 137 pending sales, up 45.7% from a year before. New listings came in at 141, up 48.4%. Supply and demand both grew together. That is why prices held firm instead of softening.
What mortgage rates mean for Beverly buyers right now
Rates are not helping affordability. HousingWire reported on October 31, 2026 that mortgage rates were closer to 7% than 8%. That is higher than the 5.75% to 6.75% range HousingWire had forecast for 2026. At $801,350, a Beverly home costs a lot more per month than it did when rates were lower. Budget carefully before you make an offer.
Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Beverly's 142.4% inventory jump fits that broader trend. More sellers are coming to market everywhere. But Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. In Beverly, sellers are not cutting prices. They are landing 104.3% of list price on average. That gap between the national picture and Beverly's is worth knowing.
What this means if you are selling
More competition is real. Beverly had 80 homes for sale, up 142.4% from a year ago. Buyers now have choices they did not have last summer. If your home is priced even a little high, they will walk past it. Price it where the comps say it belongs, and you still have a strong chance of landing above list.
What this means if you are buying
More listings give you more options. That is good. But do not assume you have time. Median days on market is 21. The best homes are still going fast, and 65.5% are closing above asking. Get pre-approved, know your number, and be ready to move when the right home comes up.
- Beverly's market for the three months ending August 31, 2026 had more supply than a year ago, but demand kept pace.
- Prices rose 11.7%, most homes sold above list, and the median home sold in 21 days.
- Rates near 7% are a real cost to carry.
- Pricing and preparation still decide who wins here, whether you are buying or selling.
