Beverly prices kept rising even as the national market softened
The national headlines sound rough right now. Housingwire reported the national median home price fell from $449,000 to $439,900 in just six weeks by September 29, 2026. Nationally, about 42% of listings have seen price cuts, well above the normal 30% to 35% range, also per Housingwire. Beverly is telling a different story.
The Real Estate Data Aggregator counted 108 homes sold in Beverly (ZIP 01915) in the three months ending July 31, 2026. That is up 1.9% from the same months in 2025. Sales volume did not fall. It grew, modestly, but it grew.
Prices here went up, not down
The Real Estate Data Aggregator put Beverly's median sale price at $801,350 for the three months ending July 31, 2026. That is up 9.3% from a year before. The national median, per Housingwire, sat at $439,900 on September 29, 2026. Beverly's number is nearly double that. Local demand is doing the work here.
Most homes are still selling over asking
The Real Estate Data Aggregator found that 72.2% of Beverly homes sold above list price in the three months ending July 31, 2026. That share is up 6.2 points from a year before. The average sale-to-list ratio came in at 104.7%, also per the Real Estate Data Aggregator, up 0.1 points year over year. Sellers are not giving ground on price.
More homes are coming to market. That is worth watching.
The Real Estate Data Aggregator counted 154 new listings in Beverly in the three months ending July 31, 2026. That is up 37.5% from a year before. Homes for sale rose to 62, up 63.2% year over year. More supply is a real shift. It has not pushed prices down yet, but it is giving buyers a little more room. Median days on market ticked up 5 days from a year before, to 20 days. Homes are still moving. They are just not flying out the door quite as fast.
Pending sales say demand is still there
The Real Estate Data Aggregator counted 134 pending sales in Beverly for the three months ending July 31, 2026. That is up 26.4% from a year before. Buyers are still making offers. The pipeline is full. That is what keeps prices supported even as more listings come on.
One note: the share of homes going under contract within two weeks of listing dropped 9.2 points, per the Real Estate Data Aggregator. That tells you the fastest-moving frenzy has cooled a bit. Not every home is getting an offer in the first weekend anymore. For buyers, that is actually a small opening.
