Lynn still moves fast, but not every part of the city moves the same
Rates matter. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. But pressure does not land the same way across Lynn. The Real Estate Data Aggregator counted homes across four ZIP codes for the three months ending August 31, 2026, and the numbers tell different stories depending on where you are.
The speed gap is the headline
The Real Estate Data Aggregator found that 57.1% of homes in 01905 went under contract within two weeks of listing. In 01901, that share was 25%. That is a 32-point gap inside the same city. For a seller, that gap changes how firmly you can hold your price. For a buyer, it changes how fast you need to move, and whether you have any room to breathe.
01905: the tightest pocket
The Real Estate Data Aggregator put the median sale price in 01905 at $680,000, up 13.3% from the same three months in 2025. That is the strongest price growth of any Lynn ZIP code in this period. Homes here averaged 102.4% of list price on the sale, and 63.8% sold above asking. Months of supply sat at just 1.8. None of that happened by accident. This pocket has very little inventory and buyers who are still competing.
01904: still competitive, with a little more room
The Real Estate Data Aggregator counted 74 homes sold in 01904, down 6.3% from a year before. Prices held: the median was $623,500, up just 0.6%. Homes for sale jumped 66.7% compared with the same period in 2025, which is the biggest inventory gain in Lynn. More choices for buyers does not mean a soft market here, but it does mean sellers face a little more competition than they did last year.
01902: more sales, more listings, more momentum
The Real Estate Data Aggregator counted 81 homes sold in 01902, up 39.7% from the same three months in 2025. That is a big jump. Pending sales rose 27.5% and new listings climbed 14.8%. The median price was $552,000, up 4.6%. Months of supply actually fell, from 3.4 to 3.0. This ZIP code is not as tight as 01905, but it is moving in the right direction for sellers. Buyers here have a little more time, but not as much as the inventory number alone suggests.
01901: a different market entirely
The Real Estate Data Aggregator counted only 3 homes sold in 01901 during the three months ending August 31, 2026. With just 5 homes for sale and 4 new listings, this ZIP code is too small to read like the others. What the numbers do show: 0% of homes sold above list price, and the sale-to-list ratio was 99.9%. Months of supply sat at 5.1, the highest in Lynn. Only 25% of homes went under contract within two weeks. That is not a broken market, but it is a slower one. Buyers may find more room here. Sellers need to price carefully.
What rates mean for all of this
Realtor.com reported that rates crossed 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Lynn is not immune to that pressure. But the Real Estate Data Aggregator shows that in 01905, more than 6 in 10 homes still sold above asking. That tells you buyers are still competing where supply is thin, even with rates where they are.
| 01905 | 01904 | 01902 | 01901 | |
|---|---|---|---|---|
| Median sale price | $680,000 | $623,500 | $552,000 | Too few sales |
| Under contract in 2 weeks | 57.1% | 52.9% | 46.6% | 25% |
| Sold above list price | 63.8% | 56.8% | 50.6% | 0% |
| Months of supply | 1.8 | 1.9 | 3.0 | 5.1 |
| Median days on market | 20 | 22 | 26 | n/a |
- Lynn is still a fast market overall.
- But 01905 and 01904 are tighter than 01902, and 01901 is slower than all three.
- If you are a seller, your ZIP code changes what price strategy makes sense.
- If you are a buyer, looking beyond the tightest pocket may give you more time and a little more room to negotiate.
One more thing worth saying: these numbers cover whole ZIP codes. One block, one street, even one property type can read very differently from the ZIP code average. The Real Estate Data Aggregator counted 47 sales in 01905 and only 3 in 01901. Small counts mean the averages can move a lot with just one or two sales. If your home is in one of these ZIPs, the ZIP-wide number is a starting point, not the whole answer.
