More Beverly homes hit the market, but buyers still moved fast
These numbers cover the three months ending August 31, 2026. If you own a home in Beverly, the headline is this: more homes came to market, but buyers kept up. That changes what sellers need to do to stand out.
The Real Estate Data Aggregator counted 80 homes for sale in Beverly's 01915 ZIP code during those three months. That is up 142.4% from the same period in 2025. At the same time, Housingwire reported that mortgage rates eased from a peak of around 7.60% toward 7.30%. Lower rates pulled more buyers in. More listings came too. Both things happened at once.
Buyers had more choices, and they still moved quickly
The Real Estate Data Aggregator counted 141 new listings in 01915 during the period, up 48.4% from a year before. Pending sales rose too, up 45.7% to 137 homes. Buyers were not sitting still. They had more to look at, and they were still making decisions.
Homes sat on the market a median of 21 days, according to the Real Estate Data Aggregator. That is 5 days longer than the same period last year. Not a big shift. But it is a signal that sellers can no longer count on an offer in the first weekend without doing the work.
Prices went up, and so did the share of homes that sold over asking
The Real Estate Data Aggregator put the median sale price in 01915 at $801,350, up 11.7% from a year before. That is a real gain. The average home sold for 104.3% of its list price, up 0.9 points year over year. Nearly two out of three homes, 65.5% to be exact, sold above list price. That share rose 4.3 points from 2025.
Nearly 6 in 10 homes, 59.9%, went under contract within two weeks of listing. That share was down 3.9 points from a year before. So a few more homes took a little longer. But the majority still moved in two weeks or less. That is still a competitive market by any measure.
What this means if you are buying
More inventory is real. The Real Estate Data Aggregator counted 2.1 months of supply, up 1.1 months from a year ago. That gives buyers a little more breathing room than they had in 2025. You may not have to bid on the first home you see. But at 2.1 months of supply, this is still a seller's market. Come prepared. Know your number before you walk in the door.
What this means if you are selling
More competition is on the market now. That is just true. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Beverly's own numbers still look strong, but the national trend is a reason to price carefully from day one. A well-priced, well-prepared home still sold fast and above asking here. One that was not did not.
- Beverly's 01915 ZIP code saw a big jump in inventory during the three months ending August 31, 2026. Buyers had more to look at.
- They still moved fast, and they still paid over asking on most homes.
- The market is more balanced than it was a year ago, but it has not flipped.
- Pricing and preparation matter more now, not less.
One more thing worth knowing: these are ZIP code numbers. One street in Beverly can read very differently from the whole 01915 picture. Price, condition, and block all matter.
