More Beverly listings are helping, but buyers still face real competition

More homes came to market in Beverly this summer. That is real, and it matters. But do not mistake more choice for an easy market. The numbers from the three months ending July 31, 2026 tell both sides of that story.

The Real Estate Data Aggregator counted 62 homes for sale in ZIP 01915 during the three months ending July 31, 2026. That is up 63.2% from the same period in 2025. New listings also jumped, up 37.5% to 154. Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Beverly is moving in the same direction.

More supply sounds like relief. But 1.8 months of supply is still very tight. A balanced market sits closer to five or six months. Buyers have a little more to look at. They do not have a lot more time to decide.

Prices are up, and buyers are still paying over list

The Real Estate Data Aggregator put the median sale price in Beverly at $801,350 for the three months ending July 31, 2026. That is up 9.3% from the same period a year earlier. For comparison, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026. Beverly is running well ahead of that national pace.

The sale-to-list ratio tells the same story. The Real Estate Data Aggregator found homes in Beverly sold for an average of 104.7% of asking price. That is up 0.1 points from a year ago. More than 7 in 10 homes, 72.2%, sold above list price. That share is up 6.2 points from last year.

Homes are moving fast, just not quite as fast as last year

The Real Estate Data Aggregator found the median home in Beverly went under contract in 20 days. That is 5 days longer than the same period in 2025. Still fast. But buyers have a touch more time than they did a year ago.

Even so, 63.4% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That share is down 9.2 points from a year ago. The pace has eased slightly. It has not reversed.

What this means if you are buying

You have more homes to look at than buyers did a year ago. Use that. Take time to compare. But 1.8 months of supply means good homes still move quickly. Being ready with financing before you find something is not optional here.

Mortgage rates are a real factor right now. Realtor.com reported rates climbed above 7% for the first time since January 2025. That affects your monthly payment and your budget ceiling. Know your numbers before you start.

What this means if you are selling

More listings means more competition for sellers too. Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Beverly has not shown that same softness yet, but it is a reminder that pricing matters.

Homes here are still selling for 104.7% of list on average. That does not happen by accident. It happens when a home is priced right and prepared well. Sellers who come in too high are more exposed than they were a year ago, because buyers now have other options to look at.

In short
  1. Beverly had 62 homes for sale in the three months ending July 31, 2026, up 63.2% from a year ago.
  2. Supply is growing.
  3. At 1.8 months, it is still tight.
  4. Prices are up 9.3%.
  5. Most homes sold over list.
  6. The market has eased a little at the edges.
  7. It has not flipped.

One more thing: these numbers cover all of ZIP 01915. One street can read very differently from the whole ZIP code. A smaller condo building, a specific neighborhood, a home with older systems or in a historic district, each of those can shift the picture. If you want to know how your address fits into this, I am happy to look at it with you.
