More Beverly listings are showing up, but buyers are still competing
More homes hit the market in Beverly this summer. That is real. But if you think more listings means easier offers or softer prices, the numbers say otherwise.
The Real Estate Data Aggregator counted 80 homes for sale in ZIP 01915 during the three months ending August 31, 2026. That is up 142.4% from the same months in 2025. New listings climbed too, up 48.4% to 141 new listings in the period. Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Beverly is moving in the same direction, but the comparison stops there. More listings here did not slow buyers down.
Buyers are still competing, hard
Here is the part that surprises people. Even with more homes to choose from, the Real Estate Data Aggregator found that 65.5% of Beverly homes sold above list price in the three months ending August 31, 2026. That share is up 4.3 points from a year ago, not down. The average sale came in at 104.3% of list price, also up 0.9 points year over year. More supply did not cool the competition. It just gave buyers a little more to choose from before they competed.
Homes are going fast, just not quite as fast as last year
The Real Estate Data Aggregator counted 59.9% of Beverly homes going under contract within two weeks of listing during the three months ending August 31, 2026. That is down 3.9 points from a year ago. So buyers have a little more breathing room than they did in 2025. A little. The median home still sold in 21 days. That is not a slow market. It is just not a sprint every single time.
Pending sales tell the same story. The Real Estate Data Aggregator recorded 137 pending sales in the period, up 45.7% from a year ago. Demand is not fading.
What this means if you are selling
More competition among listings means pricing matters more than it did last year. The homes that sold above list were priced right from the start. Overpricing now, hoping to negotiate down, is riskier when buyers have 80 homes to look at instead of 33. Price it well and you still have a real shot at multiple offers. Price it too high and you sit.
What this means if you are buying
More listings help. You have more options than you did a year ago. But nearly two out of three homes still sold above asking. A strong, clean offer still matters. Also worth knowing: CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Housingwire, as of October 10, 2026, put the forecast range for 2026 at 5.75% to 6.75%, which means rates could ease. But they have not yet. Budget for what rates are today, not what they might be.
- Beverly had 80 homes for sale in the three months ending August 31, 2026, up 142.4% from a year ago.
- That sounds like relief for buyers.
- But 65.5% of homes still sold above list, the median price rose 11.7% to $801,350, and the average sale came in at 104.3% of list.
- More listings, same competitive result.
- Pricing and offer quality still decide the outcome here.
One more thing: these are ZIP code numbers. One street in Beverly can read very differently from 01915 as a whole. A block closer to the water, or near a commuter rail stop, can move faster and at a higher price than the overall numbers show.
