More homes came on in Peabody, but it still moved fast

The biggest shift in Peabody right now is supply. The Real Estate Data Aggregator counted 58 homes for sale in ZIP 01960 during the three months ending August 31, 2026. That is up 31.8% from the same period a year before. Buyers have more to look at. That changes how you have to price and prepare a home.

More supply did not slow things down much. The Real Estate Data Aggregator shows the median days on market was 20 days. That is only 2 days longer than the same stretch in 2025. Homes still moved. But the extra two days matter if your price is off.

Buyers came back in bigger numbers

Demand held up alongside the new supply. The Real Estate Data Aggregator counted 127 pending sales, up 17.6% from a year before. Closed sales reached 122, up 4.3%. More people are signing contracts, and more are closing. That is not a market that stalled.

Prices held, but the edge softened a little

The Real Estate Data Aggregator put the median sale price at $697,050, up 4.2% from a year before. Prices grew. But the sale-to-list ratio slipped 1.2 points to 102.5%. The share of homes that sold above list price fell 2.8 points to 63.9%. Still strong, but not quite as sharp as last year.

Nearly two in three homes, 66.1% according to the Real Estate Data Aggregator, went under contract within two weeks of listing. That share was down 4.3 points from a year before. So the window to catch buyers is still short, but it is not quite as tight as it was.

Rates eased a little, and that matters

Housingwire reported that mortgage rates peaked around 7.60% before pulling back toward 7.30%. That is still high. But the direction matters to buyers who were watching from the sidelines. Even a small drop can bring people back to the table.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Peabody's 4.2% gain, counted by the Real Estate Data Aggregator, ran ahead of that national pace. Local demand is doing more work here than the national number suggests.

What this means if you are selling

New listings rose 24.1% from a year before, the Real Estate Data Aggregator counted 144 of them. Buyers have real choices now. A home that is overpriced or under-prepared will sit while the sharper ones go fast. Pricing at the right number from day one still gets you above list. Pricing too high burns your first two weeks.

Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Peabody is not immune to that pressure. The sellers who avoided cuts priced honestly from the start.

What this means if you are buying

You have more to look at than buyers did a year ago. Supply is up 31.8%. That is real. But 1.5 months of supply is still very low. You are not in a balanced market. Good homes will still go fast, and most will still go above list. Come in prepared, not casual.

In short
  1. Peabody added inventory and buyers kept coming.
  2. Prices grew 4.2%, homes sold in 20 days, and nearly 64% closed above asking.
  3. The market softened just a little at the edges.
  4. Sellers still have leverage, but less room for error than a year ago.
