More Lynn listings did not mean less competition
More homes hit the market in Lynn this summer. That is the good news for buyers. But more listings did not cool things off the way you might expect. Prices held, pending sales climbed, and more than half of homes still sold above asking price. Here is what the numbers actually show, ZIP code by ZIP code.
These numbers cover the three months ending August 31, 2026. Housingwire reported that mortgage rates peaked around 7.60% before easing toward 7.30%. That shift helped some buyers off the sidelines, which is part of why pending sales rose in every part of Lynn.
Supply went up, but not enough to change the game
The Real Estate Data Aggregator counted months of supply at 1.9 in 01904, 1.8 in 01905, 3 in 01902, and 5.1 in 01901. Anything under 4 months still leans toward sellers. Even 01902, the ZIP with the most supply, stayed at just 3 months.
01901 is the outlier at 5.1 months. But only 3 homes sold there in this period, so that number reflects a very thin slice of the market. Do not read too much into it.
Prices moved up in most of Lynn
The Real Estate Data Aggregator put the median sale price in 01905 at $680,000, up 13.3% from the same three months in 2025. That is a real jump. In 01902, the median came in at $552,000, up 4.6%. In 01904, it was $623,500, up just 0.6%. Prices did not fall anywhere the data covers.
Most homes still sold above list
This is the number that tells you competition is real. The Real Estate Data Aggregator found that 63.8% of homes in 01905 sold above list price. In 01904, it was 56.8%, up 10 points from a year ago. In 01902, it was 50.6%. In 01901, zero homes sold above list, but again, only 3 homes sold there.
Homes went fast, especially in 01905
The Real Estate Data Aggregator put the median days on market at 20 in 01905, 22 in 01904, and 26 in 01902. In 01905, 57.1% of homes went under contract within two weeks of listing. In 01904, it was 52.9%. In 01902, 46.6%, which was actually up 7.5 points from last year.
More listings came in, and more homes sold
The Real Estate Data Aggregator counted 101 new listings in 01902, up 14.8% from a year ago. In 01905, new listings rose 22.4% to 60. In 01904, new listings held flat at 76. Sales in 01902 jumped 39.7%, to 81 homes sold. That is a big move. Pending sales in 01902 also rose 27.5%, to 88.
| 01902 | 01904 | 01905 | |
|---|---|---|---|
| Homes sold | 81 | 74 | 47 |
| New listings | 101 | 76 | 60 |
| Pending sales | 88 | 70 | 49 |
| Sale-to-list ratio | 100.6% | 101.9% | 102.4% |
| Months of supply | 3 | 1.9 | 1.8 |
What this means if you are buying
More listings helped. You have more to look at than you did a year ago. But in 01904 and 01905, supply is still under 2 months. Homes are going under contract in about three weeks. More than half are selling over asking. You still need to be ready to move and to offer strong.
Housingwire reported rates eased toward 7.30% after peaking around 7.60%. That is a small improvement, but rates are still high. Budget carefully and get pre-approved before you start looking.
What this means if you are selling
More listings means your home has more competition than it did last year. The sale-to-list ratio slipped a little in 01902 and 01904, down 0.2 points each, according to the Real Estate Data Aggregator. That is a small sign that buyers have slightly more room to negotiate than before. Pricing right from day one still matters. Homes that sit get overlooked.
In 01905, the sale-to-list ratio actually rose 0.6 points to 102.4%, and the median price jumped 13.3%. That part of Lynn is performing well for sellers right now.
- Inventory grew across Lynn in the three months ending August 31, 2026, but supply stayed tight in most ZIP codes.
- Prices rose.
- Most homes sold above list.
- The market slowed just a little in some spots, but it did not flip.
- One street can read very differently from the ZIP code as a whole.
