One part of Lynn stayed tight, even with more homes for sale

Nationally, Realtor.com counted price cuts on 20.8% of listings in September, the highest share since October 2022. Mortgage rates climbed back above 7% for the first time since January 2025, also according to Realtor.com. Those are real headwinds. But they do not land the same way in every ZIP code.

The Real Estate Data Aggregator counted homes sold, days on market, and price outcomes across four Lynn ZIP codes for the three months ending July 31, 2026. One part of Lynn looked very different from the rest.

ZIP 01904: the tight end of Lynn

The Real Estate Data Aggregator found 2.2 months of supply in ZIP 01904 for the three months ending July 31, 2026. That is a seller's market by any measure. Supply did tick up 0.4 months from the same period a year before, so more homes did come to market. But buyers kept pace.

Speed held steady. The Real Estate Data Aggregator found a median of 21 days on market in 01904, the same as the year before. That is not a market that slowed down.

Nearly 3 in 5 homes went under contract within two weeks of listing. That share was unchanged from a year before, according to the Real Estate Data Aggregator. More listings came to market, and buyers still moved fast.

Almost two out of three homes in 01904 sold above asking. That share was up 9.1 points from the same period a year before, per the Real Estate Data Aggregator. The average sale came in at 102.6% of list price, also per the Real Estate Data Aggregator. Buyers are still competing.

The rest of Lynn told a different story

Not every part of Lynn looked like 01904. The Real Estate Data Aggregator shows real differences across ZIP codes for the same period.

Real Estate Data Aggregator. ZIP 01901 had only 4 homes sold; treat those figures as a small sample. No median sale price or days on market were reported for 01901.

ZIP 01902 had 3.1 months of supply and a median of 29 days on market, 8 days longer than the year before. The median sale price there dipped 3.7% year over year to $546,500, per the Real Estate Data Aggregator. New listings jumped 49.4% in 01902. That extra supply gave buyers more room, and it shows in the numbers.

ZIP 01905 had a median sale price of $680,000, up 21.4% year over year, according to the Real Estate Data Aggregator. But fewer homes sold there, down 17% from a year before, and supply rose by 1.3 months. Homes that did sell still went fast, but the pool of buyers thinned a little.

ZIP 01901 had only 4 homes sold in the period, per the Real Estate Data Aggregator. At 6.1 months of supply, it sat in buyer's market territory. None of the homes that sold went above list price. Treat those figures carefully: a small number of sales can move the needle a lot.

What this means if you own in 01904

More homes came to market in 01904. The Real Estate Data Aggregator counted 93 new listings and 44 homes for sale, up 17.7% and 22.2% respectively from a year before. That is a real change. But pending sales rose 6.8% at the same time. Buyers absorbed the new supply.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The 01904 median, up 3%, ran a little ahead of that national pace.

More supply does not automatically mean softer prices or slower sales. In 01904, it did not. Pricing and prep still matter. A home that is priced right and shows well can still draw multiple offers here.
